There have been some recent concerns as to why persons should contract a realtor when they are in the process of buying or selling a property.
On the part of a purchaser, the concern is that will it cost me. Let me state that there is no cost to a purchaser for using the services of a realtor to help you in trying to find a house or property to buy.
But it is in your best interest to engage the services of a realtor in trying to find your dream house or property. A realtor knows and understands the real-estate market in your area and has access to data about recent sales in the area in which you might decide to purchase.
The realtor can also help you to acquire the right property at the right price.
The realtor's job is to do the legwork for you and take the stress from your house or property hunting for you.
The realtor will look at all the possible homes/properties that will suit you based on what you told them you wanted in your initial meeting. They will then be able to look at several properties and narrow it down to the ones that will best suit you.
This will save you the time and hassle of doing this time-consuming task by yourself. You will only be contacted to view the best of what is available to decide what will suit your particular needs.
The realtor has access to what is called the Multi Listing Service (MLS), which has the listings for properties all over the island and, as such, is better able to identify properties that will suit you.
The realtor will guide you as to how to fill out the requisite forms needed in trying to close the purchase. He/she can also advise you as to the nature of an area in which you plan to buy.
In addition, the realtor can tell you about building codes and make suggestions for modifications or alterations that can be made to a property that you may consider buying.
The realtor can also recommend you to the requisite associate professionals that you will need, such as land surveyor, land valuator, lawyer, contractor, and others.
He/she will also help you to negotiate in order to get the best deal possible on a house or property that you would like to own. The realtor will also advise you if they think you're making an offer that's too low so that you don't miss out on a property that you really want by you being out bidded.
So after you get your preapproval letter, your next stop should be your realtor.
